1088 Howard Street (3726/030 and 031); Interdepartmental Project Review meeting to discuss the following: The project site at 1088 Howard is an approximately 4506.25-square-foot (sq. ft.), lot in the South of Market neighborhood, part of the Eastern Neighborhoods. The project site is located on a block bounded by Howard, 7th, Natoma, & Russ Streets. The proposed project would preserve the existing one story over mezzanine industrial building and construct an approximately 20,402-gross-square-foot (gsf), 74-foot-tall residential addition. The residential portion of the proposed project would provide approximately 12 one-bedroom apartments and 12 two-bedroom apartments, for a total of 24 residential units (including 3 below market rate units). The ground-floor garage would provide space for approximately 5 cars (including one accessible parking space). The proposed bicycle parking area would be located at the ground floor in the garage. The 7-story mixed-used building would encompass approximately 13,859 gsf of residential space, 621 gsf of commercial space, 2,065 gsf of parking space, 864 gsf of private open space, a 1,765-gsf shared roof garden, and 6,338 gsf of common space (i.e. lobby, storage, corridors, stairs, mechanical rooms, and elevators).

The proposed project would preserve the existing one story over mezzanine industrial building and construct a 24,023-gross-square-foot (gsf), 70-foot-tall residential addition. The residential portion of the proposed project would provide 24 residential units, all of which would be two-bedroom units (including 3 below market rate units). No vehicular parking spaces are proposed. The project would comply with bicycle parking requirements and provide 24 class I bicycle parking spaces and two class II bicycle parking spaces.

The proposed project would preserve the existing one story over mezzanine industrial building and construct an approximately 16930-gross-square-foot(gsf), 60-foot-tall residential addition. The residential portion of the proposed project would provide approximately 12 one-bedroom apartments and 10 two bedroom apartments, for a total of 22 residential units (including 3 below market rate units). The ground floor garage would provide space for approximately 5 cars (including once accessible parking space). The proposed bicycle parking area would be located at the ground floor in the garage.

1088 Howard Street (3726/030; 031); Project Review meeting to discuss the potential development of an eight-story residential condominium building consisting of 21-22, 2 bedroom/2 bath and 3 bedroom/2 bath units, 3 or 4 of which will be allocated for BMR. Development will be focused on preserving and improving the historically-significant facade of the existing structure while enhancing and improving the neighborhood with a tastefully-designed residential building that reflects the history and character of the neighborhood.

BOS 081333: Ordinance that would add Section 249.42 to create the Soma Youth and Family Zone SUD and would amend the zoning map to reflect the SUD.

The Plan Amendment is proposes to convert an earthquake recovery area, currently the South of Market Earthquake recovery project area, to a redevelopment projefct area to authorize the agency to use tax-increment financing to alleviate physical and economic conditions of blight, related or not to the 1989 Loma Prieta Earthquake.
