This approval authorizes the in-kind replacement of metal stairs on the side of the theater. These fire escapes are visible from the PROW. No other change are authorized besides the in-kind replacement of these metal stairs. Reviewed in consultation by Preservation Planner Will M.

The Project includes the installation of a new A&T Mobility Macro Wireless Telecommunication Services (WTS) Facility on and within the upper portion of the subject property’s building tower. The WTS facility will consist of (16) new antennas located on the tower’s exterior, screened by (4) new fiber-reinforced polymer (FRP) enclosures designed to resemble an ornamental feature original to the building, with associated ancillary equipment installed within the building envelope.

Addition of 21 units (each) to two existing multi-family residential buildings. Renovation and restoration of theater and flanking commercial wings of this historical building. The PPA was accepted on 6/9/21 and the 60 day deadline is 8/9/21.

Renovation of the existing historic Tim Pflueger designed El Rey theater and lobby and the flanking commercial wings. The existing facades will be restored using as the basis a scanned copy of a blueprint set of Pflueger's original construction documents. On the rear east and rear west sides of the existing building, at the locations of existing parking lots, there will be 21 residential units at each side for a total of 42 residential units. The style of the new housing is meant to be compatible with the 1930's Moderne style of the Pflueger El Rey Theater. The new housing is on 20' wide modules which is clearly expressed on the facades; that dimension is meant to relate to the scale of the neighboring homes. The three northernmost bays step back progressively from the property line to further break up the horizontal massing and emphasize the series of 20' wide bays. Material and detail changes from bay to bay also help to reinforce the reading of the 20' wide bays. The PPA was accepted on 7/2/19 and the 60 day deadline is 8/31/19.

Balboa Park Station Area Plan - Better Neighborhoods 2002. The San Francisco Planning Department is seeking to implement the Balboa Park Station Area Plan. The Plan aims to improve upon the existing land use pattern, improve transit facilities and services, create balanced parking policies, provide new housing and increse opportunities for affordable housing, enchance streets through public realm improvements, retain and reuse the area's historic properties, and create opportunities to integrate art into the community.

Conditional use request to establish a total of twelve (12) panel Nextel antennas under Planning Code Section 790.80 on three sides of a church spire/ tower of Voice of the Pentacost (an AS building); and establish an equipment shelter on a first-floor roof (adjacent to Lakewood Avenue) of the church.
