The proposed project consists of the redevelopment (and lot merger) of multiple lots in the Bayview neighborhood of San Francisco. The general scope of the project includes: Lot Merger of three parcels to a single lot Demolition of the existing buildings and the subsequent construction of a new, 2-story facility which will meet the PDR replacement requirements, Construction of a new PDR building with Accessory Office space and rooftop parking, and On-site improvements for a PDR building (with accessory office) with roof-top parking. * Owner listed in Application is currently contracted to purchase all properties contained in this PPA. Letters of Authorization for all sellers of the properties are provided. The PPA was accepted on 2/4/20 and the 60 day deadline is 4/4/20.

The existing parcels, block/lots 4851/017, 4851/024, and 4851/025, are respectively 75,000 square feet (sf), 71,048 sf, and 50,000 sf, and the resulting merged parcel would total 196,048 sf. The project site is located in the pdr-2 zoning district and is currently developed with 4 PDR buildings totaling approximately 21,365 sf, constructed between 1992 and 1999. Current PDR uses on the site include construction & trucking support & waste management. No striped parking exists on the project site, although parking occurs within non-striped areas. The project would demolish all of these existing structures in order to construct an approximately 293,100 sf PDR building, including approximately 4,600 sf of accessory office and 50,000 sf of accessory parking (accommodating 141 parking spaces), resulting in a floor area ratio of 1.5 to 1. The project also would provide 21 class 1 and 4 class 2 bicycle parking spaces, 3 car share spaces, and 5 loading spaces. Per planning code section 155.4, the project will provide 4 showers and 24 clothes lockers. The new building would be two stories and approximately 40' in height, with active rooftop (elevated yard), and rooftop solar installation of approximately 49,500 sf. The project also proposes improvements to Armstrong Avenue and Carroll Avenue, including sidewalks along armstrong, approximately 38 street trees and planters, and two curb cuts along each roadway.
