The proposal is for a Conditional Use Authorization of a Planned Unit Development (PUD) on a site that is over ½ acre and to establish a large-scale retail use over 120,000 square feet, pursuant to Planning Code Sections 121.6, 210.3, 249.22, 303, and 304, for a project that includes the demolition of an existing private parking lot and the construction of a five-story mixed-use building with approximately 150,940 square feet of Self-Storage use,23,460 square feet of Production, Distribution, And Repair (PDR) use, 4 onsite loading spaces, 6 vehicle parking spaces, and 6 Class 1 and 2 Class 2 bicycle parking spaces within the PDR-2 Zoning District, Industrial Protection Zone Special Use District, and 65-J Height and Bulk District.

This project is in the Bayview Hunters Point Plan Area and proposes to demolish the existing accessory structure and construct a new self-storage building (the "Project"). The existing parcel is Block 5285A and Lot 004 and is approximately 35,000 square feet. The project site is located in the PDR-2 Zoning District and is currently developed with a single accessory structure serving the existing grade parking lot use. The private parking lot and accessory structure are not Industrial Uses and therefore demolition of the structure is not subject to the Industrial Building Replacement Requirement of Sec. 202.7. The Project would demolish the existing accessory building in order to construct an approximately 119,881 square foot building containing 111,073 square feet of self-storage use. The new building would be four stories and approximately 40 feet in height.

The Planning Commission has approved the underlying project, which includes the new construction of a five-story self-storage and PDR building at 2270 McKinnon Avenue. This application is required for the new sidewalk on McKinnon Avenue and Upton Street along the property frontage, two curb cuts along McKinnon Avenue, and three curb cuts along Upton Street.
